A beautifully modern (recently refurbished and extended) home in polegate seeking a considerately sociable person. quiet location with views of the south downs from the rear. 0.5 miles to polegate station and polegate high street. great train links to brighton, london and hastings.

the room is currently un-furnished (with exception of carpet, blinds, black out curtains and tv wall bracket – all, almost new). i have not long moved to the area from a smaller house, but furnishings can be negotiated. room size: 3.25m (10ft 8in) x 2.5m (8ft 2in). the room shown in the photo is now redecorated.

nb: i also have another king sized furnished room available for a short-term let if required, although i wouldn't make both rooms available once i had a permanent tenant in one.

you will have almost exclusive access to the main bathroom (opposite room), except when i have guests staying. the house has masses of space, so if you prefer, your belongings won't be confined to the one room.

shared large 35ft kitchen/dining space with all mod-cons, utility room, 2 living spaces (both with tvs) and dining room. enclosed private garden with hot tub and dry/insulated and secure out-building for storage which you will be welcome to use. private driveway for parking and ev charging point if required.

secure wi-fi with strong signal throughout house.

ability to work/study from home if required.

i’m not a vegetarian but i often eat veggie or vegan.

i have a very friendly sociable cat but she doesn't moult much.
